Magnolia businesses interested in improving their looks are being offered help from the Magnolia 4B Community Development Corporation and its matching Business Improvement Grant Program.

Sales tax revenues that fund the 4B Corp. may be used to promote the development and expansion of new and existing business enterprises in the city. With this in mind the Magnolia 4B Corp. is offering 50 percent matching grants to Magnolia businesses looking to make improvements to their building’s façade, signs or general property.

Improvements to business or retail facades include painting, reconstruction and/or remodeling. Sign improvements include new signs or removal or renovation of existing signs. Property improvements include, but are not limited to, landscaping, parking lot resurfacing, striping, driveway improvements, lighting, decorative fencing, pedestrian-oriented streetscape amenities, new curbs or sidewalls and related amenities.

Grant amounts vary from a matching $3,000 grant for businesses outside of the city’s recognized historic district, to $5,000 for businesses inside the district. The district is bound by Commerce Street on the south to Melton Street on the north and Sanders Street on the east side of the city, to one block west of FM 1488/Magnolia Parkway.

Applicants must apply before a project begins and project approval by the 4B Corp. is required to receive funding. The program offers reimbursable funding, with businesses incurring the initial cost of improvements. When improvements are completed owners will be reimbursed 50 percent of the total cost by the 4B Corp.

All proposed projects must comply with city regulations, City Ordinances, Building Codes and the Americans with Disabilities Act guidelines. Any new business planning to locate within the city or any business currently located within the city limits is eligible for the Business Improvement Grant Program.
